Room (£410 PER MONTH) available to share with three other postgraduate students in the St Clement’s area. THE HOUSE: The house is on a quiet side street just off St Clements - where it joins Morrell Avenue and starts to rise up to Headington Hill. Location wise, it is ideal for both Oxford University and Oxford Brookes students. It’s a 15-minute pleasant walk into the town centre. There is also a bus stop at the end of the road that can get you into the town centre for £1 each way, or up into Headington for about the same. Shops on Cowley Road are a couple of minutes walk. The house is a charming Victorian terrace. There are four bedrooms – two on the first floor (the one to the rear, overlooking the garden, is the room that is available), and two on the second floor. Downstairs there is a good-sized front living room, a large antechamber room (which can be used for drying clothes, ironing, storage etc) leads to the kitchen (with a gas oven and hobs, dishwasher, microwave, and two tall fridge freezers) and conservatory. The latter acts as a dining area. On the first floor there are two bathrooms. The large one has a bath with a shower attached to it; the smaller one is a shower room. There are W.C.s in each. To the rear there is a mature garden that has outside seating, a raised decking area and a barbecue. The garden is frequented by: neighbouring cats; mental squirrels that live in a neighbour’s overhanging tree; fat pigeons, and very occasionally a fox. THE ROOM: The room is a reasonably sized single room. It measures 3m30cm x 2m26cm (2m70cm including the alcoves). Nb. The pictures of the room (see the last four images) were taken today in bright sunshine, which somehow manages to make the walls, fireplace and chimney seem grubby – which isn’t really the case! It comes fully furnished with a campaign desk, shelves, chest of drawers, bedside drawers, small built in wardrobe with storage space above it, bed and mattress (a new, good-quality John Lewis one). There is additional room under the bed for storage. RENT ETC.: £410 per calendar month rent £35 per month bills (which includes all utilities, broadband, phone line, TV license etc). The landlady also pays for a cleaner to come weekly to clean the communal areas. £500 deposit TENANCY: Tenancy dates: 12 October 2014 – 30 September 2015. The dates are none negotiable – although you can move in later etc, but youll need to pay from the 12th October. If you need to move out earlier than September 2015, we have always found it easy to get someone in – but you would be liable for your rent until a replacement is found! OTHER TENANTS: You will be joining three postgraduates (two at Oxford, one at Brookes). 1. One is a Brazilian female Journalism Masters student. 2. The second is an Italian female who is doing a doctorate in Medicine/Pharmacology. 3. The third tenant is a British male about to submit his doctoral thesis in computer engineering. PREFERENCE: As we can only let out the room to one interested person, inevitably the other interested parties will be disappointed. I therefore prefer to be honest about some of preferred the characteristics of the tenant wholl replace me - characteristics that would likely mean that the house has a good balance and the flatmates have certain things in common. I think this is only fair. This way, if you end up disappointed then you know that circumstances were against you and it wasn’t anything personal! Ideally we would be looking for: • a male (to balance the house between girls and boys) • in their 20s • who is a postgraduate or employed in something connected with the universities. There is no guarantee that such a person will be interested, so do please feel free to arrange a viewing if you don’t fulfil all these categories. Finally, I’ve deliberately not mentioned what types of things the current flatmates like to do or how they like to organise the house.
