Senior Investment Analyst (Real Estate) Turning Point HR Solutions Saudi Arabia Ref: NP768-36 Turning Point HR Solutions The Role SAUDI NATIONALS ONLY ONLY APPLY IF YOU ARE A SAUDI NATIONAL • Report in deck writing the details (performance in X quarter) of a subsidiary RE company to be handed to the VP before attending the BOD • Evaluate portfolio companies for ongoing fit with group investment guidelines • Conduct accurate and insightful research on active and operating portfolio companies • Build and overseeing studies by RED analysis • Perform ad-hoc tasks assigned by subsidiaries and associates • Analyze and underwrite investment decisions for leasing, financing, buy/sell scenarios including preparation of cash flow models, sensitivity tables, property valuations, and joint venture structuring. • Participate in the property budget and strategic plan process • Analyze economic, legal, political and market conditions within assigned areas. • Support the transaction due diligence and closing processes • Work closely with internal and external stakeholders: leasing/ sales brokers, property managers, portfolio analysts, joint venture partners, property appraisals, and operations/ accounting teams to support the asset management operation• Develop pro forma financial models based on analysis of economic, demographic and real estate market data • Prepare client deliverables, including reports and presentations Prepare proposals and presentations in response to requests for proposals (RFP) on behalf of the firm • The use Argus or Excel, design financial models for discounted cash flow (Comparable Property Sales Models and Construction Cost Models), sales approach and cost approach valuation methods Requirements SAUDI NATIONALS ONLY ONLY APPLY IF YOU ARE A SAUDI NATIONAL • Bachelor’s degree in either Finance, Business Administration, or Real Estate from an accredited college or university • Excellent academic credential and demonstrated interest in commercial real estate analysis understanding of real estate markets and dedication to learning local markets and business • Solid written and oral communication skills and ability to work both independently and collaboratively • Fluency in Arabic is considered a strong asset. Fluency in English. • Willingness to accept challenges and responsibility within a constructive and team-minded approach to work • 1 – 3 years of working experience in institutional property investment management, capital transactions or investment / financial / managerial consulting • Mix of operating and financial expertise, with prior experience establishing value-creation plans • Strong analytical skills & deck writing skills (PowerPoint, Think-cell & Excel), and good command of Microsoft Office software • Understanding of basic real estate terms and concepts such as net leases, gross leases, contracts, rents, percentage rents, operating expenses, capital expenditures, recovery of expenses, property types. • Understanding of basic finance concepts such as NOI returns, cash flow returns, internal rate of return, present value / discounted cash flow. • Strong organizational skills and attention to detail with ability to prioritize tasks, work on multiple assignments simultaneously and manage rapidly changing assignments in a team environment.
