Set up system for availability of construction material: CREDAI MARGAO: Confederation of real estate developers associations of India (CREDAI) has urged chief minister Manohar Parrikar to take immediate steps to put in place a system that will ensure availability of fundamental construction materials in Goa in an easy and streamlined manner. "One cannot deny the need to take strong action against illegal sand mining, and illegal extraction of bricks. But surely, the government cannot turn a blind eye to the shortage of these fundamental construction materials. We do not have sand mafia in Goa as in other states, so what needs to be done is identifying sand extraction points, which the government has already done, and streamlining the transportation," CREDAI president Desh Prabhudessai told TOI. Stating that over 40% of CREDAI members in Goa have either halted their projects or going slow, Prabhudessai said that if the situation is not reversed soon, real estate prices will acutely soar in the near future. "The builder cannot just hike the price of the apartments as he is bound by the rates prevailing at the time the agreement for sale is executed. As the builder-client relationship is based largely on trust, the builders usually do not pass on the burden of cost overruns to the customer. But this cannot go on forever. The government has to step in at the earliest and thrash out a solution," Prabhudessai said.
