So now Pennfield Township does not think a person who is investing in the community is paying enough fees. They now want to add a rental ordinance that is almost the same as the one the City of Battle Creek put in place. So now on top of already paying MUCH higher property taxes, as well as a new road millage, they now want to add fees and inspections that will be mandatory even if your tenants are perfectly happy with their home. How many homes in Calhoun County are 100% in code? I can tell you almost none but this is what will be expected now of a person who would like to invest in Pennfield and of course all these fees will have to be passed on to the tenants who are already happy with their home. I have dealt with the City of Battle Creeks Code compliance one time and it will never happen again. So instead of investing in Battle Creek I now invest elsewhere. I will now be listing my properties in Pennfield and moving my investments elsewhere. The facts are not only Pennfield but Michigan in general has taken the idea that the more we all can be taxed the better off they all will be and it is getting out of hand. People are taxed out. I would be ok with a program that required a property to be inspected if the tenant filed a complaint and then based on the results be required to make the required repairs but not just a money grab from the very people willing to invest in the community. As a sign of good faith I would ask each elected official who supports this to volunteer to have their home inspected, pay all the fees, make all the repairs, and pay for the certificate they can hang on their wall to say their home is in compliance. Oh... and for those who do not own rental property...... just think someday down the road when you move and maybe you would like to just rent out your home until it sells...... not so fast until you are slapped with inspections and fees!! Oh and then something does not pass.... well so much for selling your home until the entire home is brought up to code.
