Some points for the local plan to consider against 12400 homes - Courtesy of Ray Bullen stress that the natural trend based requirement for Warwick district is 5,400 homes not 12,300 that is in the consultation paper. This could be a major issue that you want to make. If you want to know more, the parish council have lots of info. The next most important thing is that we must have a 5 year housing land supply. I show that we do have that for 10,800 (last years consultation number of homes) and for 5,400. The significance of this 5year land supply is that the NPPF 47 point 2 requires it and if that is not there then it makes it more difficult to resist the mass of applications now on the table. The council must update their 5year land supply calculation now. you may wish to make this point. It is thought, but is not clear from the local plan document, that the 12,300 number is not based the locality requirements at all, but an attempt to grow employment and homes well beyond that which we currently have. As it is we have a good jobs/homes balance. If jobs are JLR driven then Warwick may be overtaken by Stratford who have proposed a 5,000 home development near Gaydon. So building homes to encourage jobs could be a risky strategy particularly in the current economic climate. If you want growth find the jobs first then see how much housing is needed. plan must be achievable roads & transport overload particularly in both major towns with air pollution problems landscape and countryside issues separation of settlements - needs a reasonable sized break not half a valley
