Something to watch out for when discussing contracts with your builder: Builders operating as consultants, not builders. A builder signs the contracts and checks to the subs. A builder holds the insurance policy on the project. A builder pulls the permits. A consultant does none of these things and leaves the homeowner much more exposed to liability for jobsite injuries, liens for non-payment, costs for mistakes, and costs for “acts of God”. Is there anything I’m missing?
