Strangest real estate transaction I ever had… It was a little house in Oklahoma 🏡and the Buyers were friendly, but very demanding. In the offer, they asked for the refrigerator, microwave, microwave cart, loveseat, sofa, the picture over the sofa so that she didnt have to shop for one, and the little dog🐶. He said that the little dog shouldnt have to move just because his owners decided to. After much deliberation and negotiation, the Seller agreed to leave everything except for her dog🚫🐶. We wont go into what she said about that. Our contract was pretty cut and dry, but she was planning to use the proceeds from the sale of her house to purchase the next house🏡💰➡️🏡. The next house was not ready at the time that we were supposed to close, so she decided she wasnt going to move out👎. Mr. Buyer and I were both aware of the fact that a seller doesnt have that option in the great state of Oklahoma because it was not written in our contract that her selling her home was contingent upon whether or not the next house was ready📋. Again, after much deliberation and a little bit of pressure, she moved out👍. She left half of her clothes, all of the items she promised, lots of trash and the refrigerator… with all of its contents🍕🍝🍼🍻🍣🍦! I showed up at the final walk-through a little before the Buyers. When I saw all this I was appalled😧. I just couldnt believe that someone would leave their house in such a condition🙈. But she was angry because she had to move 😡and that justified her leaving a half-eaten meatloaf and a few beers and partial condiments and various items that were either still good or that should have been tossed a long time back. I braced myself for the arrival of my Buyers😖. They rolled up in the U-Haul I told them they couldnt leave there until closing🚫🚛. When they came in, the wife was thrilled that many of the clothes and personal effects would suit some family members 👙💄👓👗and the mister was super excited by many of the items in the refrigerator because they wouldnt have to go to the grocery store right away🍳🍳🍪🍲=💰. The teenager was excited that there were fruit snacks, etc. still in the pantry👦. This was fairly early in the day, but after this a few things unfolded😕. We were scheduled to close early and I was scheduled to leave town immediately after because of a family emergency✈️. When we arrived at the title company my favorite Closer announced that Ms. Seller had not arrived but had called to indicate that she was still not sure whether she would be there or not🙉. At this point, things went downhill a little with the Buyers😡😒😢. The precious teenage boy, who happens to be autistic, had a complete and total meltdown right there at the title company. Mr. and Mrs. Buyer took on an entirely new personality. I tried, as always, to remain perfectly calm 😐. I sat with my collection of title company snacks… freshly baked cookies...icy Diet Coke... After much deliberation👥💬, a friendly conversation with the listing agent and a few tears, we came to the conclusion that Ms. Seller would, in fact, arrive at closing👍, but not until 4:00 or 4:30👎. The title company closes at five. Everything concerned me about this scenario! First, I was scheduled to be on a plane two hours from then⌛️. Next, neither Mr. nor Mrs. Buyer were prepared to entertain themselves between the morning hour and the late afternoon hour. They asked me if I could show them other houses in case things didnt work out. I told them no, assured them that things would work out, and told them that I would have someone from my office meet them back at the title company at 4 oclock since I would already be off the plane and on Georgia soil by then and recommended they take in a movie and lunch in the interim🍴🎬. My favorite go-to gal had already been run ragged and brought to tears by these friendly Buyers as she helped earlier in the transaction💜. So I enlisted the help of another faithful friend from my office💚. Shes typically very busy on her own, but I knew that I could trust her with these Buyers. I explained the situation, handed her the folder, and boarded my plane. As it turned out, Mr. and Mrs. Buyer did close on the above-mentioned property🎉. The Seller did not arrive until right at 5 oclock and my Super-Fantastic-Favorite-Closer 👸was with them until well after 6 oclock🌄. Good things come to those who wait🙌. Now heres the valuable lesson that I learned from all of this…the right thing to do is to compensate someone who helps you, either financially or by returning the favor💵💕. I felt it was only fair to split my commission with the other two Realtors who dropped what they were doing to help keep the transaction moving forward➗. I would rather make one-third than zero✅. My net commission after all was said and done came to less than $400. Mr. Buyer was, of course, unaware of this, but he did say that he wanted to show his appreciation for loyalty and patience☺️. He referred his son and daughter-in-law to me and they bought a house in Tuttle🏠. That transaction was quick and easy, in and out, 28 days😃. She referred me to a friend who was looking to rent something in the Tri-City area. I dont deal in rentals very much, but she wound up buying a little house in Blanchard...smooth deal, no drama, didnt have to split my commission with anybody🚫➗. So I say all of this for this… Be nice. It comes back to you. Gods grace is sufficient for us and ours should be sufficient for others.
