Thank You To Our Heroes! To all the men and women who’ve served our great Red, White & Blue… thank you! Over the years I’ve worked with many veterans helping them find the perfect place to call home. Vets risk their lives for our freedom and safety. One of the small ways our government says thank you is to offer VA loans. These loans are amazing! They have super low interest rates, 100% financing is available and the seller can pay up to 4% of the sales price towards their closing costs. To make things even better, there are no PMI costs veterans have to pay! As a veteran it seems like a no brainer to pursue only this type of financing. However, there is a downside. These types of loans usually take up to 45 days to close. Because most VA buyers put little or no money down, sellers frequently dismiss their offers. Keep in mind sellers can choose to accept any offer they receive — I’ve seen this happen too many times in my career. Instead of sellers viewing veterans as heroes and helping them achieve the American dream of homeownership, they don’t allow them a fair shot. I understand the seller’s position from a business standpoint. Their fear is the buyer isn’t financially vested and are concerned about what happens if the loan falls apart. To have their home off the market for 30+ days only to learn the buyer may not secure financing is scary. Well, the good news is that I have a solution. I’ve partnered up with a great lender in Glastonbury, CT where my office is based. We can offer our VA buyers a full mortgage commitment pending an appraisal of the property prior to our home search. This puts my VA buyers in the ultimate position of strength as they are able to close in 30 days or less! From a seller’s standpoint it’s a no brainer to accept an offer from one of my VA buyers as they can have full confidence we’ll successfully get to the closing table. It’s a win win for everyone.
