Starting Hourly Rate: $16.65 Role Summary: Under the supervision of the HCV Housing Program Manager, the Occupancy Specialist is responsible for coordinating informal and formal hearings for all programs. Administers all waitlists including the application, intake and eligibility procedures. Conducts briefings to explain program requirements. Conducts individual meeting and group briefings to explain AAHC leasing and occupancy policies to all voucher recipients. Coordinates and tracks all Housing Quality Standards inspections including initial, special, and annual inspections. Ensures all inspections are performed annually when required by regulations Performs enforcement activities where HQS inspections result in a “fail” rating and assure abatements are properly handled. Shows AAHC units to applicants and sign initial leases Manages transfer of tenants within AAHC properties Coordinates with other housing authorities to PORT in or PORT out tenants Accurately enters and tracks data and maintains digital and physical records Related Work General office tasks: answers phones and timely return of telephone calls. Orders supplies, checks inventory received with original order to note any discrepancies, submits invoice for signature and payment. Prepares various reports. Performs related work as assigned. Under the supervision of the Director of Programs, recruits volunteers and/or interns to assist and improve program operations, while cultivating and maintaining positive relationships with the community at large. Assist the Director of Programs in the development and implementation of special projects related to programming, making recommendations regarding programming areas that can improved or developed, and submitting such recommendations for approval. Must be able to work reliably within office hours, which are currently Monday through Thursday from 8:30am – 4:00pm, with work outside of office hours required. Other duties as assigned. Three (3) to five (5) years’ experience in the housing/homelessness/social services environment. Professional level of knowledge of the principles of the low-income/subsidized housing market, attention to detail and a high level of organization, comfortable in directing and managing day-to-day program operations and working on a team, proficiency with Microsoft Office suite, excellent management, communication and influencing skills. Familiarity with HMIS, prior experience with providing technical assistance, and Federal grants management experience. Valid Michigan Driver’s License and Proof of Automobile Insurance required.
