The Venice Comprehensive Plan includes a mandate for environmental assessment before this property can be developed. It includes other government agencies in addition to Venice evaluation. A second provision calls for assessment of any impact on the Myakka River. Some public officials have been telling the public that the Comprehensive Plan, which allowed up to five units an acre on this property is a mandate. It is not, the language says a maximum and the Council can zone the area for less if it so chooses. I expect the environmental appraisals will raise problems with the proposed plan as it stands. In addition, so far the City has not spelled out for the public what the infrastructure and long-term costs, e.g. police, salaries, pensions, adding water and sewer connections, assessment of sufficiency of Laurel Road water and sewer for the thousands of homes which can be developed on adjoining properties, etc. Again, a public official has provided incorrect information on that to neighbors. Only the utilities within the project are paid for by the developer and passed on to the buyers, generally. The City pays for running the utility lines to the property line.
