The real estate market is highly segmented in Manhattan. No two locations are the same and therefore we see some discrepancies in activity, sale volume and average sales prices. New development is also drastically different than the resale market. The media attention usually focusses on sensational sales which are predominately in very high end new development. Since this market is so active and selling so high, it gives the impression the entire market is on the same path, which is not the case.
