This has been my mother in laws email response to the proposed changes. Please let me know your views. I think 30 days notice of an SGM over such a crucial issue is diabolical. It may be allowed in the constitution but this is a time when a lot of people will be on holiday. I submit that you have been brainwashed by MFL and if the vote goes against you the committee should resign as not representing owners feelings. It is daylight robbery to take away title deeds and offer a non negotiable award of points. Then , if the owner wants to exit not offer you money for your weeks, or a refund of the maintenance charges you have, oh so cunningly, just collected . You have the audacity to charge an exit fee to us and you acquire our real estate for free. -------and no mention of what the charge will be. I also want to propose that I want to table an amendment that, if the proposal is passed, the existing weeks remain with those who formerly owned the title deeds unless they opt out ----- not that they have to opt in to use them. Those who use companies such as RCI will be aware that you get better trading power if you deposit early. I have owned since the resort was under the ownership of Barrats in the 1970s and paid my maintenance charges by DD on time every year. It was a business decision to purchase and it has been fit for purpose every year. We used extensively, then we embraced the RCI swopping system and are now back to using it again with the 3rd generation enjoying our valued ownership in school holiday time. Those, such as me ,are being penalised for the high pressure selling of the Time Share salesmen to those who did not understand in perpetuity and could not afford it. I chose to buy in Spain rather than the UK as in perpetuity was not an option with UK ownership. Those of us who own high demand fixed weeks are aware of the value that they have in terms of rental on the open market __and we can then use the money as we want. The ROI--even taking into account the maintenance charges is very good.( Return on Investment) I would like you to advise how I can table my proposed addendum, We keep the use of our allocated weeks ( or agreed alternatives if MFL have acquired ownership of the unit) by default and opt out if we do not want them. I would like you to explain in more detail how and why you think we should pay to exit and why we are not been compensated for prime real estate time I would like you to indicate current rental values for the 2 weeks we own (W 32,33 sleep 6). How did you calculate the points value.
