This is a small list of the b.s. I have to put up with my landlord. Does anyone know of a) a good lawyer I can talk to, and/or b) a place I can move to. • Harasses me constantly by text which is against the law. Seven texts on Saturday. Texts me before 8 am and after 9 pm which is against the law. Got four texts this morning before 7 am when I have told him NOT to text me. • Demands I pay him in cash only and demands I meet him in random places to pay him in cash. • Refuses to give me any sort of receipt for payment ever. Law says I am to get signed receipts. • Tells me I have to tell him if I am going away overnight – even if it is one night so he can make sure the house is secure? HUH? Basically, I cant even go to NJ to visit my daughter overnight without telling him. • Threatens me with legal action if my checks bounce even though I have never bounced a check and have told him I have overdraft protection. It’s the only way I can prove I have paid. • I told him I wanted to buy the house and was preapproved for a loan for $300K two years ago. He told me the owner could not sell the house because she has a bad reputation in town and practically all of her properties have liens on them. • Refuses to fix the leak in the kitchen from the upstairs bathroom. It leaks every time someone showers and I am sure at this point there is wood rot. • Flooring put down was a nightmare. He demanded I deal with the contractor myself. The flooring is super cheap and was never glued down. When you turn the heat on the floor literally floats up off the floor. I have fallen twice because of the poor installation. I had to bug the contractor to put on door guards. And it was never caulked or taken care of. • Bathtub has serious problems due to the leak and will not hold caulk. • Front steps were broken for THREE months and I asked him repeatedly to have them fixed. It got to the point where I had to enter into the backdoor. Finally, when I told him the post office lady said she was going to stop delivering mail, he finally got it fixed. • The previous tenants left a HUGE pile of garbage under the deck. For three summers, I asked him to have it removed. He kept saying he’d take care of it. When rats started coming into the house from it, I hired someone to remove the trash (which is why there was the violation). He got angry at me and told me I had no right to fix it. Actually, I did. $200 out of my pocket. • There is a leak in the dining room that has ruined my antique china cabinet. Paint is peeling. He has promised for three summers to fix this. I pointed out to him 18 months ago that it was a code violation and he told me, if I reported it, he’d have me evicted. I have told him that if he gets the leak fixed and the wall repaired, I would be happy to pay for paint and paint the living room and dining room where the damage is. Probably about $1000 in damage. • He told me he is a Sheriff in Ulster and would not hesitate throwing anyone out. Also told me he has a gun that he carries making me feel threatened. • I have paid twice to have the entire yard, both sides, cleaned up. The young man who mows my lawn is now mowing both sides because the neighbors next door refuse to clean up their yard or mow it. I have asked Eric to talk to them about this, but nothing ever happens. $40 a month for six months out of the year -- $1,400 I am out of pocket for. • When I moved in here, the entire upstairs was filled with garbage. I paid to have it hauled away. $200. • When I was here about three months, the master bedroom door fell off its hinges. I asked for four months to have it fixed. Eric said it was “cosmetic” and they’d fix it when they could. I ended up paying someone to fix it. $100. • Same with snow shoveling. I end up shoveling the entire front sidewalk because the neighbors refuse to, and I don’t want someone to fall and get hurt. • He told me I can’t give him checks and can only give him cash because it is too hard to send money to New Zealand (which is where the property owner lives) if I pay with checks. He also was refusing money orders because he said he took too long for money orders to clear. Like I said, I have been paying with checks lately. • He shows up at my place of employment asking for rent. • While Andre was servicing my account, I was mailing the money orders in with no problem. When Andre left, I sent in payment, and it was returned because Eric hadn’t paid for the post office box. I have been mailing payments to his mother’s office. • Was having trouble with the water heater and when the man came to fix it, he asked me to pay it because it takes months and months to get Eric to pay things. Eric has also asked me to pay for things and take it out of the rent which is not right. I am SO sick of this crap. I need money to leave New York.
