This is an article appeared in Malay Mail 17 April 2012 ........ have Owners progressed much from here ......... my.news.yahoo/property-owners-seek-help-revive-project-085500511.html PORT KLANG: Property owners at the abandoned Bandar Armada Putra project in Pulau Indah here are appealing to the Selangor government to intervene and solve their woes after being left in the lurch for 16 years. The township, initially marketed as West Port Tech Zone in Pulau Indah, was dubbed as the “new Singapore” but is now a ghost town. Most of the 5,000 units of shop houses, offices, low-cost flats and double-storey terraced houses are unoccupied. The developer, Brisdale Holdings, is in liquidation. Pulau Indah Tech Zone Project Buyers Committee spokesman S. Kumar said the committee had submitted a memorandum to Klang MP Charles Santiago recently to be delivered to Menteri Besar Tan Sri Abdul Khalid Ibrahim. “We hope the MB can see us and the state government can help us,” he said. Kumar said liquidator Rimbun Corporate Advisory Sdn Bhd had recently notified property buyers to verify their ownership by May 28, failing which the properties would be seized by the company. He said this process would cost the property owners about RM900 each. Kumar also said the owners had to spend between RM2,000 and RM7,000 on legal consultation on the issuance of strata titles. For most of the property owners, the cost of getting the paperwork in order was proving to be a bane in view of the low sale price of the property. Kumar said Rimbun Corporate Advisory had stipulated a sale price of RM5,000 for each shop office lot located at the third floor, followed by RM8,000 for lots located on the second floor. Lots on the first floor carried a RM10,000 price tag while lots on the ground floor were tagged at RM15,000. “The prices are too low for us to recoup our losses,” he said. Kumar also said the owners were finding it difficult to pay up to RM25,000 to the Land Office to transfer the strata titles of their property. “The charges imposed by the Land Office are high. Some of the buyers who bought the high-end property have to pay up to RM25,000 in total just to transfer the strata title,” he said. Pulau Indah Tech Zone Project Buyers Committee chairman M. Subramaniam said he had spent RM100,000 over the years to service his bank loan for a shop office lot . “I still have to pay RM33,000. On top of that, now, I have to pay for the strata title, the verification of my property and for utility bills that I receive even though there is no such service in the area,” he said. Abdul Khalid had said in April last year the state government was looking into reviving the area. Property developer Central Spectrum had also proposed to the Klang Municipal Council (MPK) to revive the area. The plan included a theme park and other projects but MPK had yet to give its approval. The property owners are hoping to meet Abdul Khalid as they claim the state government had not been forthcoming to help revive the project.
