This is for the Broom Park area Access Vehicle access is acceptable in principle. Site is well related to the rest of the village with pedestrian footways from the site to the village. Excellent connections to the National Cycle Network, bus links and good connections to A38. Landscape and Ecology The site is within the SAC buffer. It is a large site and development on the whole site would result in a significant growth to the village with the potential to impact on the landscape an character of the area. However, The site is considered suitable for residential, employment and commercial uses and therefore any mix of uses would reduce the residential capacity. Further investigation would be required to understand what an appropriate level of development and types of uses might be. Heritage and Archaeology The site is close to the Church of St. Mary (Grade II* listed building). Development of this site could harm the setting and therefore the significance o the heritage asset. The site contains a possible prehistoric ring ditch and evidence of other prehistoric features and activity on and around the site means that a detaile programme of archaeological work would be required to gain a better understanding of the impact upon the heritage assets. Flood risk, water quality and drainage The southern part of the site is within Flood Zones 2 and 3 which will reduce yield. Contamination and Environmental Health The north eastern section of the site is adjacent to a graveyard. Development of the site would possibly have a negative impact on the A385 Air Quality Management Area in Totnes. Other No other constraints have been identified at this stage but further assessment may be required as part of any pre-application process. Limited constraints to development. As such it is considered there could be potential for residential (approx 250 dwellings subject to further assessment) and employment. This would represent a significant expansion to the village and further investigation will be required to understand what an appropriate scale of development is likely to be. Limited constraints and/or constraints which can be overcome Points on this SAC is Special Area of Conservation Prehistoric features including a ring ditch Flood zone I know for a fact that the road was closed for weeks due to flooding the early part of this year Close to St Marys a Grade 2 listed building , they say could harm the setting and therefore a significant asset to heritage Yet they want to build 250 dwellings here. Bet other areas that they want have got the same sort of thing on their pages, its called CONTRADICTION
