This week seems to have a theme for me RE-stage previously listed properties that did not sell. Yesterday was the 3rd Realtor in 6 days who I helped out. All 3 listings were listed by agents and were staged by other staging companies. Now lets get one thing clear: there are a lot of issues when listing a property, so I am not just placing blame on the stager, photographer or Realtor. These days it takes a team effort to sell properties. Not only does the listing price need to be set at a proper and, realistic price, the home owners have be willing to listen to the recommendations as well as maintain the house properly for showings. Now with that said, the 3 restaged properties all had quite a bit of work that needed to be done - not just little things here and there. This is not okay to me because there are people out there NOT offering the right service geared to help their clients properly. I wish people would stop rushing to get properties on the market. It is so crucial it is done correctly the first time, especially in todays competitive market. Every situation is different and I dont know all the details involved but these 3 properties all had clear layout issues with how the existing furniture was placed. Actually 2 of 3 properties were staged with was existing in the property, the other I brought in items as the home owner had almost everything moved to storage and was borrowing a bunch of furniture and accents from friends. A house needs to be welcoming, functional and clean. I am not impressed with half ass work I have been seeing when clients are supposed to be getting professional advice. Be weary of low prices and do your research. If you are looking for any professional and basing it on cost alone - the outcome in most cases will not be a good one. Professional staging and photography are probably two of the most valuable services that can make or break a home sale because it is what helps attract potential buyers to a listing. Do your research first - you will thank yourself and save yourself a lot of wasted time and money. If you think its expensive to hire a professional to do the job, wait until you hire an amateur.
