Todays Blog Post on NovakHomes How to Decipher an MLS Sheet Yes, those spec sheets that Metro MLS (which stands for Multiple Listing Service) and which Racine, Kenosha, and Milwaukee REALTORS® use, can be confusing to homebuyers. Heres some help: - Next to the room dimensions, youll see L, C, and W. The L stands from what level the room is on (Main, Upper, Lower); if C or W have a Yes, that means the room is Carpeted and that window coverings stay with the house. - BR or BDRM is bedroom; MBR, master bedroom; BA, bathroom; PR or PRm, powder room; NFP, natural fireplace; W-I, walk-in (as in walk-in closet or walk-in pantry); SOT, shower-over-tub; GDO, garage door opener; HW, hardwood floor; C/A, central air. A Jack & Jill bath means a bathroom with entrances to bedrooms on either side. -- Many potential buyers freak out and dont want to see a home where a Lead Paint Disclosure is listed as an attached Document. Certainly dont let that stop you: Sellers of all 1-4 family homes are required by federal law to complete an Offer Addendum S disclosure regarding whether they have any direct knowledge of lead paint on the property and that if any lead-baed paint testing has been done, records are available to the buyer. At time of an offer, buyers can choose to have the paint tested for lead or to waive the opportunity. Again, this is absolutely NOT a reason to NOT look at a house! More next time on how to decipher an MLS sheet.
