With the downturn of the sales market a lot of agents turned to lettings to replace the fees lost through falling sales. It is probably better to look for a lettings specialist, as more than likely this is what the company has been founded and built upon. If an agent only does lettings and management and has always done from the beginning, there is a fairly good chance that they are going to be in a better place to service your rental requirements than an agent who has diversified into many fields. *legal requirements- An agent should also be able to competently advise you as a landlord on what certificates you require before renting out your property to keep you on the correct side of the law. They should also be able to give you advice on what insurance is needed, the tenancy deposit scheme and any tax implications that you may incur. If the agent seems happy to cut corners with regards to things like energy performance or gas certificates this should be a major concern.
