Venting frustration: I own two homes in the Catoosa area. One of which I live in, the other I lived in when I was a single mom. I had my second home rented out for a few years. The last year, I received less than two months rent. So, I share this to help people who rent homes to understand the other side of the fence. THIS IS NOT TO DIG AT ANY PERSON IN PARTICULAR - Just an example. My house rented for just under $800 per month. 3 bedrooms/1bath/on one acre of land. When we rented the house it had newly finished hardwood floors, new tile, new stove, new paint, new screens on the huge wrap around porch, and new carpet. Completely updated. In the course of the time my renter lived there, I think rent arrived on time maybe a handful of times. Always an excuse or problem of some kind. I admit, it is partly my fault. I would be very lenient and allow extra time. So, cutting to the chase. The mortgage on the house was $600 per month. Leaving $200 a month for putting away for repairs. Sounds great, huh? Well, to put all this in perspective: 10 months of unpaid rent (before I finally got them moved out) $6,000 loss, Hardwood floors, refinish ourselves, $500; New kitchen, because you let a water leak under the cabinet goes for so long it ruined the floor and cabinets, $5,000 (we did the labor); Central Heat and Air, found a used unit $3,000; Stove, gone; tile, $300 to replace (we do labor); sheetrock/insulation/paint/trim entire inside of house, $3,000 (we had to evict the 500,000 roaches you left behind), screens on porch, after removing the 10,000 staples on the porch, $100 we anticipate to replace the trim/siding. Oh, and lets not forget the three trailers of trash left in the house and yard. TOTAL LOSS: Right at $18,000. So, my dear renter, could you...in one year take a loss like that? Me either! So, dear renter...please know that while you seem to think that it is ok to trash a house and run off without paying rent....know that I have had to work everyday in my life for the few things that I have. I dont drive a fancy car...mine is 12 years old. I dont live in a huge fancy house..We are a middle class family . Thank you for letting me rant. Again, This post isnt to dig at anyone...just to give a perspective on what landlords experience.
