Wasatch Property is currently seeking a Property Manager for one of our beautiful Fresno properties! This at-will position is responsible for achieving the financial and operation goals established for the community. This position is also accountable for ensuring the optimum operational and financial performance of the community, including personnel, leasing, collections, resident services, maintenance, revenue enhancing and other capital improvements, contracted services, administration and reporting, and safety and legal compliance. Works effectively with other team members and continues to improve and develop skills and knowledge. ESSENTIAL FUNCTIONS: The following list of functions is descriptive of the work to be performed but it should not be construed as an exhaustive list of responsibilities, functions, or tasks that the job may require. * Supervises the Maintenance Manager and all full and part-time leasing associates and oversees the management of the service associates. * Recruits, hires, trains, and manages the associates and oversees compliance with Wasatch policies related to employment and Human Resources. * Uses tools, methods, and systems to gather and interpret current market and economic trends that may impact the community. * Organizes day-to-day operations; makes staff assignments based on short and long term plans of Wasatch and accordance with Wasatch goals, objectives, and principles. * Ensures effective communication between management staff and other areas of the organization, residents, vendors, and the community. * Implements supervisory responsibilities in accordance with Wasatch policy and applicable laws including training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems. * Responsible for the preparation of community budget and financial statements; reports on status of property such as monthly revenue/expense forecasting vs. budget, occupancy rates, open receivables/delinquencies. * Preserves human, physical, and financial assets through identifying, evaluating, and controlling loss exposures faced by Wasatch; minimizes the adverse effects of unpredictable events. Screens and recommends employees for participation in internal or external educational and training programs. * Ensures quality control in housing management areas of inspection, re-certification, site appearance, and resident service delivery. * Acts as liaison between sites and monitoring and regulatory agencies, and other organizations, partners, and regulators. NON-ESSENTIAL FUNCTIONS; Assists with other duties as assigned. QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required. Minimum Qualifications: * BA or BS Degree from an accredited college (or 3 years progressively responsible housing management or related experience). Skill in planning, delegating and coordinating the work of others and in establishing standards of performance. * Skill in analyzing problems, developing alternatives, and implementing effective strategies. Working knowledge of the principles and theories of “Risk Management.” * Extensive knowledge in landlord, tenant, and rental housing laws within the applicable state employed. Ability to lead staff and build team atmosphere. Must be detail-oriented, flexible, and able to multitask. A creative, motivating personality coupled with the ability to work both independently and as part of a team is essential. * Possess strong interpersonal skills, excellent written and verbal communication skills, and have strong analytic abilities.
