We are in the process of selling our home. Beware of Smith Home Inspections, Inc. - this inspector inspected our Flower Mound home but added several areas of personal opinion. Enough to have the potential buyer try to negotiate over $5K in cash back to them for repairs. Fortunately we are informed homeowners and my husband being an architect and myself a designer we didnt buy into the fear the inspector was trying to invoke. However, it did cost us $600 in additional inspections but we proved every one of his claims FALSE! Saving us the deal and a lot of money out of pocket. We do feel this is a new tactic to try to bring down the agreed purchase price. We had a deal fall through a few months ago because the potential buyer tried to negotiate down $10K after the inspection. Turned out they were not approved for the full purchase price and did not have the money out of pocket they were offering. Resulting in the house going back on the market. We are glad we held to our beliefs and had the additional inspections to disprove the home inspector and save the sale.
