When it comes to fee maximisation, I just hit a problem. Ive been approached by a rent roll where their only point of difference was a heavily discounted management fee. In fact, its at a crazy low amount overall. But, youd think that it would be great, that we can wind up the fees, and in nearly all cases we can.. Not in this case! Why? Because were confident the type of landlord this rent roll has attracted will be more than challenging. They would have attracted a large number of c class landlords. You know, that difficult landlord who only wants a cheap fee, wants a 150% service, scrutinises everything and doesnt spend money on maintenance and repairs. We need to be very careful about what type of business we attract. We dont want a rent roll that simply becomes unworkable! Like if you agree.
