When the decision is made to build a new home, remodel an existing home, or just make a simple improvement such as adding on a backyard deck, there are numerous decisions that have to be made. Obviously, the larger and more com­plex the project is, the more decisions there are that have to be made. What is the overall style of the house, what combination of exterior materials will be used, and how will it sit on the lot? What brand of windows and doors will be used? What are the dimensions of each of the rooms? Then there are the deci­sions about the floor covering, wallpaper, paint colors, kitchen and bath appli­ances, faucets, door knobs, cabinets, light fixtures, etc., etc. The list of deci­sions can seem to go on forever. This is the reason that complete and detailed blueprints, and an excruciatingly thorough set of Specifications Sheets, are so absolutely critical! These docu­ments are the tools where all of those thousands of decisions are written down and explained. They are the backbone of the communication process between the homeowner and the builder and/or the subcontractors. The blueprints and the Specifications Sheets define what the project will look like, how big it will be, and exactly what materials it will be made of. The written contract it‑self will then spell out who the legal parties are, where the work will be con­ducted, when it will start and finish, the degree of quality workmanship that is expected, guarantees by the builder, when monies will be paid, and what documents are to be furnished to the owners upon completion.
