Why Fethiye? •A pretty Mediterranean resort and with culturally rich town on the beautiful Turquoise Coast of Turkey, Fethiye has not been touched by mass tourism. It is precisely natural paradise where the warm-hearted people have been living for ages. •Fethiye is one of Turkey’s well-known tourist centers- with international atmosphere – is especially popular during the summer. It has an excellent marina and good night life. The town also serves as an excellent base for touring the inland country-side, and is probably the only city in the world where you’ll find Sarcophagus in the streets. These pre-Roman Lycian relics are especially spectacular when floodlight at night. •In the last ten years Fethiye has became a magnet for the people all around the world. Apart from its climate and natural beauty, the people are attracted by its inexpensive lifestyle and the hospitality of the local people. What Makes Fethiye So Special? •The city itself offers ancient sights, gorgeous coves, shopping and nightlife with neighboring areas and sights such as Oludeniz, Kayakoy, Calis Beach, 12 Islands, Butterfly Valley, Kabak Bay, a beautiful gorge up in the mountains Saklikent Gorge, the ruins of Tlos, Xanthos, Cave Tombs, camping areas such as Katranci, Lycian Way trekking path are the facts why Fethiye is a leading holiday destination in Turkey. Not only the local citizens but also municipality put much pride and effort into the town’s natural beauty and historical preservation. In the centre of Fethiye up to 40% of building land may be utilized for homes but in the more picturesque areas as little as 5% of land may be occupied by new building. This policy is crucial for maintenance of the natural environment of which Fethiye is so rightfully proud. Purchasing process •Purchasing a property in Turkey is actually much easier than in many European Countries. In order to acquire the title deed of a property, an application has to be submitted to the Land Registry Office local to the area in which the property is situated. After carrying out the necessary searches and checks, the transfer of the title is completed by the Land Registry Office. In Turkey it is legal requirement that both the seller and the buyer must be present at the entry into the property register. A purchase tax of 4% is collected from the purchaser during the transaction. An annual property tax is collected by local government at the rate of 0.3% for land and 0.1% for a house in the Fethiye region. In the bigger cities these figures are double. The purchase of a property is completed in four stages: •A reservation contract is signed to secure the property. A 3000 euro deposit is required per property. •We recommend an independent lawyer where a sale agreement is prepared and signed, by both parties. •Visit the notary public for issuing a Power Of Attorney to assign Tufan after sales department to act on your behalf for the title deed transactions, utility connections. •Once the application has been approved by the Land Registry Office (it takes 2-3 months for the security and property location checks to be completed and approved) the title deed of the property will be assigned over to the buyer, assuming all outstanding payments have been received. It is at this point of title deed transfer that the purchase tax will be paid.
