With government putting up a full stop to a six-decade-long indecisiveness on the state of Telangana, everyone is keen to know how this will impact the Andhra Pradesh real estate market, especially Hyderabad city. After a long spell of inactive real estate market, will Hyderabad realty bounce back? Aslam Hirani, director-marketing, Hi Vision Developers says, “The decision will certainly have a positive impact on the real estate market in Andhra Pradesh and Telangana both but the focus will remain on the development of Hyderabad. No real estate market in Andhra Pradesh and Telengana will grow at the cost of Hyderabad’s realty growth.” Due to the affordable property prices, Hyderabad realty has always been an end user’s market. But now experts are positive about the investors making an entry in the city. “Despite good infrastructure and connectivity that the other metropolitan cities offer, people were reluctant to invest in property market of the city. However, post Telangana and Andhra Pradesh split, there are positive sentiments that have spread in the market”, he adds. So will there be a sudden hike in property prices? Many experts feel that the city may not see any hike in prices suddenly but once the general elections are over, then by the end of this year, a rise in property values will be seen. “Property values in Hyderabad will grow by at least 20 per cent within this year,” says he. Few major districts that will be part of Telangana are – Hyderabad, Adilabad, Khammam, Karimnagar, Mahbubnagar, Medak, Nalgonda, Nizamabad, Rangareddy and Warangal. The decision has also geared up developers to push their marketing practices. “Hyderabad will be a focal point for developers right now. When compared to other districts and cities in Telangana and Andhra Pradesh, it is the only city that is highly populated and offers one of the best infrastructure and connectivity. With Telangana issue sorted out, the IT industry will also get a push,” says Srinivas Reddy, residential director, SMR Builders Pvt Ltd. Looking at this, the future of Hyderabad realty seems promising and bright. The real estate development in the city is expected to be inevitable in the years to come.
