Total number of units on offer is approximately 300. 3) What is the zoning of the property? The zoning of the land is NA. LOCATION AND INFRASTRUCTURE 1) What is the USP and features of the location that makes it a winning proposition? Accessibility: The site is located just 30 kms or 45 mins drive from Mapusa and can be easily accessed by NH-17 (Mumbai Goa Highway). By rail it can be accessed from Pernem station, which is at a distance of approx. 21 kms. It’s a great location if one wants to setup a “get away” home in the future. DOCUMENTS AND REGISTRATION 1) Who has Ownership of the Land? The Promoters, their subsidiaries and associates of the Company have legal ownership of the land. 3) What are the Documents would be executed upon making down payment? Upon receipt of the Booking Amount and accurately completed Product Application Form, a Token Receipt cum Agreement (TRA) shall be issued. Agreement of Sale (AOS) will be released once 70% of the total payment is made. When 100% amount is paid the sale deed is released. 4) When will I be able to register the plot? The plot will be registered on completion of the entire project. All the purchasers who have paid the entire sale consideration along with other charges as applicable shall be eligible for the registration. 5) What are the registration and stamp duty charges? At present it is 4 % stamp duty + 1 % registration of the guideline prescribed by the government or the sale consideration value set by the company whichever is higher. (Subject to change as per government policies) 6) What are the other charges apart from the registration and stamp duty charges? Additional charges will be applicable for the POA services rendered by Expat. These charges may vary from INR 10,000 to INR 20,000 per document, depending on the State and exact requirement. Requisition for any additional post registration services/documents like the 7/12 Extract or Patta will be charged depending upon the property for which these are required. 7) How do you handover the Project to the Purchasers? The company will intimate the handover process at the time of completion of the development of the project. 8) Can the plot be transferred without registering, during the lock in period to someone else? Nomination is possible at any stage of the purchase upon payment of a nominal fee. 9) Will I be assisted in the resale of the property after the registration? If so what is the transfer charges/brokerage charges involved? Yes, at a cost – The charges will be decided at the time of resale. D. FACILITY MANAGEMENT SERVICES 1) POST HANDOVER: Maintenance of common services in the project will be handled by Expat’s Facility management team. Services would be free of cost for the first two years from the time of delivery of project. A mandatory fee would be applicable from the third year onwards. This will be irrespective of property being registered in the applicant’s name or nominee having taken handover. 2) BENEFITS : Covers the encroachment and litigation aspects of a property and provides complete safety and security for the owner. 3) SERVICES : Caretaker is appointed at the project. Bush clearance for plot. Minor road repairs. Cleaning of storm water drains.
