hello all to any of my friends, so i have a favor to ask please. i have a farmlet that is on just under 5 acres, just out of a town called Balmoral, which is in the middle of Hamilton and Horsham. it is just under an hour from these towns. it is vacant and desperately in need of tenants, or a buyer, as it is for sale. it is weather board, 3 bedrooms, has gas hot plates, electric wall oven. combustion wood heater, beautiful stain glass entry windows. 3 br. 1 bath room. sep out side laundry that is attached to house on the end of back verandah. walk in large pantry. main bed room has large walk in robe. it has like a polished cork flooring threw entry, dining, kitchen, pantry, half way down hall and bathroom. carpet in lounge, 3 bed rooms and half hallway. there are many cupboard space down hall way. 2 car car port, 3 sheds. back verandah, and front porch over looking amazingly beautiful views. 2 paddocks one with a dam. it is on tank water, there are 2 massive tanks that catch rain from roof of house. there are 3 other tanks as well. it has a newish hot water system. telstra is connected, but it has a dish on roof for internet, that was with Ipstar. town water is connected to the farm across the road, so i guess in future if needed or want to, it can be connected to town water. there is septic for toilet, that is emptied every few years, its just a call, and a man comes and empties it all and cleans it. the garbage has t be taken to tip as not garbage collection. the school bus picks children up at front gate and drops off after school. the school is a K12, and has recently been renovated to the state of the art. the balmoral town ship is just down the road, and has pub, lawn bowls, tennis, footy, cricket, netball, supermarket, caff e, farm suppliers, camp ground, post office. there is a family out door pool, and tip just out of the township. the Glenelg river runs threw it, and hundreds of people camp at Fullum river and rocklands each year. the farm feels like you are out in the middle of no where, but by car, it is only a few mins from the town ship. the gardens are beautiful and have been maintained each mth. the home was professionally valued at $183, but i have dropped the price to $169. i need to sell. i can rent it out for $200 a week, with conditions as it will still be for sale.
