GOLDEN AGE OF MULTIFAMILY (AND MORE!) David Brickman (Sr. VP of Multifamily at Freddie Mac) called this the Golden Age of Multifamily at an industry conference in New Orleans, LA this week. He cited the portfolio sale of 20,439 units/64 communities as an example. The total sale price of $1.8B proves that huge institutional investors love multifamily...but it is the fundamentals that make MF attractive...to investors of all sizes. Approximately 2 years ago I wrote an article in The Investment Insider Report (rosecitycre) where I said that we were on the verge of a golden age of multifamily. What I didnt forecast was how strongly the office sector would rebound. Portlands office properties are reporting absorption gains...with falling vacancy rates causing lease rates to rise. In the last 4 months Ive leased 2 entire floors of buildings in PDXs core business district...and helped a client buy a Class A office building in Vancouver...so its not just multifam thats hot. Industrial properties are making a comeback too. Manufacturing stateside is back in vogue.
