HOW IS A REAL ESTATE BROKER BEST PREPARED TO HANDLE SHORT SALES IN 2014? I get that question in so many forms and so often as I am out teaching classes throughout the State of Washington. Anybody who has been in real estate knows that handling a short sale TODAY is a far different animal than five (5) years ago at the beginning of the Recession. I AM STILL CONVINCED THAT LOCAL LIVE CLASSES ARE THE BEST WAY TO STAY ABREAST OF ALL THE CHANGES…… I also know that all of you are very tired of talking about these depressing matters and that taking a series of classes is something that you would rather not do. I can understand and respect your opinion as the sheer numbers of distressed homeowners are smaller and you are not tripping over them as you were a couple years ago. It doesn’t mean that those parties are not there. They are still there… in huge numbers. We have some new live classes that should help and assist you in 2014. WHAT LIVE CLASSES DO WE HAVE AVAILABLE TO ALL OF YOU FOR 2014? Our law firm has always played a key role in real estate professional education. We even have a school separate and apart from the law office. We are committed. That commitment started almost 27 years ago. As we have progressed through the Recession, we have gradually updated and expanded our class offerings and currently we have added another six (6) live classes to our curriculum. Why? We have practice areas other than short sales that are starting to come back to life. Our philosophy is live classes; we feel that is the best way to educate. It is also the best way to make sure each class is right up to date. Some canned classes are old and stale. We strive to keep our classes all alive, current, and relevant. NEW CLASS OFFERING FOR 2014… IF YOU WANT TO JUST GET “UP TO DATE” IN 4 HOURS ABOUT SHORT SALES Last year we had actually five (5) short sale classes. We still do and they all have been updated, however, many of you don’t want to take that number of hours (about 18) just to get updated. I can respect that. We have a new four (4) hour class that is intended to cover all the updates and all the changes that have happened especially within the last year. It provides you a pretty great overview of what you need to know in 2014 and beyond when dealing with distressed homeowners. THE HANDOUT LITERATURE IS OVER 166 PAGES OF MATERIALS! This is a neat class because we augment it with source documentation so that you can have reference materials afterward. How many live classes are giving you anything to take along? The handout literature is worth the price of admission alone. [The price of admission and the literature is free]. MOST ALL OUR CLASSES ARE SPONSORED BY YOUR INDUSTRY ASSOCIATIONS (AND THEY ARE GENERALLY FREE FOR LICENSEES) We offer classes throughout the State of Washington, and all of our classes are live. Our classes are approved for clock hour credit and almost all of them are sponsored and/or underwritten by your Managing Broker or industry association. You can’t beat the price, the classes generally are free! WE ARE NOW PUTTING TOGETHER OUR SPRING AND SUMMER SEMESTER OFFERINGS, AND BOOKING SPRING AND SUMMER CLASSES… NOW IS THE TIME TO BOOK A CLASS IN YOUR AREA OR ENCOURAGE YOUR ASSOCIATION TO DO SO I am booked out generally about six (6) months in advance for classes. We will offer about four (4) classes a week for most of 2014. Some class offerings are private offerings, but most are open to your industry and all real estate licensees. WE HAVE EIGHTEEN (18) LIVE CLASS OFFERINGS THIS YEAR FOR 2014 You’ll generally see that our offerings have some law connection. We are not the store where you are going to learn sales skills. We are always going to have some legal flair, it comes with what we do. I would like to highlight a few of the classes that I encourage you to take advantage of, or ask your Managing Broker or industry association to sponsor during this year. This is NOT an exhaustive list of our offerings: ****SHORT SALES IN 2014 [NEW CLASS] (AN UPDATE FOR THE REAL ESTATE PROFESSIONAL) This is a brand new 2014 class that is four (4) hours and assumes some competence in short sales. It is a comprehensive update and overview of the state of the practice of short sales as we go through 2014 and beyond. It is the class that I talked about earlier regarding 166 pages of handout literature to go with it. *****BANKRUPTCY FOR REAL ESTATE LICENSEES IN 2014 [NEW CLASS] This is a three (3) hour class and one that you don’t want to miss. It is focused entirely on what a real estate professional needs to know in your practice to deal with bankruptcy issues. It has been one of the best received classes in the last few years. *****2014-15 CORE CLASS [NEW CLASS] (REQUIRED CLASS FOR LICENSEES) This class is brand new as well as the new 2014-2015 version that is now in play. It is a brand new class and one required by the Department of Licensing. It is a three (3) hour class and I am convinced a far superior experience than sitting in front of a computer screen. *****TAX DEFERRED EXCHANGES FOR REAL ESTATE PROFESSIONALS [TWO NEW CLASSES] (TWO CLASSES: BASIC AND ADVANCED) They are coming back and this class is designed for the residential broker out there to give you the tools you need. It is four (4) hours, fast paced, and will give you the skills you need when you encounter that seller looking to do a tax deferred exchange. Do you have the skills to assist them? *****RESIDENTIAL AND COMMERCIAL LANDLORD TENANT RELATIONS [NEW CLASS] This class is a wonderful opportunity for you to gain a better understanding of the processes of landlord tenant relations in both a residential setting as well as a small commercial setting. The class materials are extensive and we make wide use of examples and real world fact patterns. This class is offered on a limited basis so you may not see it often. Be sure to catch it when possible. *****BASIC FORECLOSURE FOR THE REAL ESTATE PROFESSIONAL [UPDATED CLASS] This is a four (4) hour class that should be required for every licensee in my opinion. The foreclosure process is reviewed in depth. We are not out of the Recessionary Mess yet folks. I absolutely love teaching this class as it is very relevant all during the Recession and will be relevant in 2014-2015 and beyond. This class has been all updated for 2014. [Many will set this up as a series of three classes: Basic foreclosure, Beginning Short Sale Negotiations, and Advanced Short Sale Negotiations]. *****SHORT SALE NEGOTIATIONS (THREE DIFFERENT CLASSES FOR 2014) [ALL UPDATED CLASSES] We have the four hour class brand new for 2014 that is described above. We also have an updated basic short sale negotiating class that is four (4) hours. This one is great if you have little background in short sales, and want to get involved. The advanced class is also four (4) hours and anticipates you took the basic foreclosure class as it builds on that knowledge. That class is also updated for 2014. *****FORECLOSURE FAIRNESS CLASS FOR 2014 [UPDATED CLASS] This is really an advanced class. It is three (3) hours and it is packed with the skinny about a statute here in Washington that allows property owners to actually STOP FORECLOSURE and stay in their homes. This is a fun class, but is certainly not a basic class offering. *****WHAT EVERY REAL ESTATE PROFESSIONAL NEEDS TO KNOW ABOUT LIMITED LIABILITY COMPANIES, PARTNERSHIPS, AND CORPORATIONS [BRAND NEW CLASS]… This is a great class. It is packed with course materials and is especially helpful if you are dealing with entity buyers or sellers. This is not a class that is offered often so watch for it to be offered in your area. *****TITLE INSURANCE FOR THE REAL ESTATE PROFESSIONAL [UPDATED CLASS] This is probably over the years one of my favorite classes as so many real estate licensees are convinced that you know enough about title. This class is hands on and focuses on how a licensee can best work together with their title company to provide a great value for their customers. I suspect that most of you have taken a title class, but probably by a title officer or title rep. from the local title company. You will like this class.
