Kamisoa Wildlife Sanctuary High value conservation estate with development opportunity in the Little Karoo less than 3 hours from Cape Town. Kamisoa Wildlife Sanctuary is approximately 1500 hectares in size and is situated 800 meters above sea level between Montagu and Barrydale in the malaria free Little Karoo of the Western Cape, South Africa. It is surrounded by the Langeberg, Anysberg and Warmwaterberg mountains and is two and a half hours drive from Cape Town or the Garden Route and on the popular Route 62 tourist which is also the longest wine route in the world. Despite this great location and accessibility, Kamisoa is secluded and remote giving a feeling of complete desolation and if one is lucky there is light snow during winter. There are four large dams with water all year round and the only structure on the property is a stone cottage which is used as accommodation. The entrance to Kamisoa is less than 100 meters from the main gate of the internationally acclaimed and popular Big 5 Sanbona Wildlife Reserve which is owned by Dubai World. Excellent development opportunity: When the Western Cape Government rezoned Kamisoa from agriculture to a Private Nature Reserve it also granted development rights to develop a 15 bedroom luxury lodge (each bedroom 80m²) with a wellness centre and small conference facility and a total size 2,300 m².Further development rights include 10 private stands, each with its own title deed. Each owner could build his private house on a footprint of 250 m² These stands are unique as the Province no longer grants these rights. A considerable amount of stone sufficient for much of the proposed building has been sourced and sorted onsite. Asking Price: R12 Million Property Features Spectacular natural landscape Diverse range of natural vegetation and locally occurring wildlife Less than 3 hours drive from Cape Town Game includes aardwolf, Bat-Eared Fox, Cape Fox, Duiker, Grey Rhebok, Klipspringer, Blackbacked Jackal, Caracal, African Wildcat, Otter and Leopard . Excellent birdlife Could be used as a private retreat or appropriately developed as per plan and existing development rights. Good road network allows access to most of the farm Current Use The property is managed as a private retreat and nature reserve Conservation Potential Over the last 11 years the present owners employed various ecologists and consultants to rehabilitate and to protect the unique vegetation and plant species that occur on the reserve. The property is a faunal wonderland with hundreds of species varying from typical Gannaveld, Fynbos, and Renosterveld with its 1,700 unique species, Karoo succulents, protected gwarri trees and botterboom. Renosterveld is one of the most threatened vegetation types in the world with only 4% still remaining. Kamisoa is also home to the very rare Diosma sabulosa and the highly threatened Ixia leipoldtii. Its mammal list includes Aardwolf, Bat-Eared Fox, Cape Fox, Duiker, Grey Rhebok, Klipspringer, Blackbacked Jackal, Caracal, African Wildcat, Otter, Leopard and other indigenous wildlife species. It is also home to the critically endangered Riverine Rabbit of which fewer than 250 occur within their limited range. The reserve is now ready to reintroduce larger mammals like Gemsbok, Cape Mountain Zebra, Hartebeest and Bontebok. The reserve has an impressive variety of birds with well over 100 species and ranges from the tiny Malachite Sunbirds to majestic Black Eagles and Jackal Buzzards. The most recent inhabitants are a pair of Fish Eagles. Magnificent rock formations reveal the geological history of the region and include marine fossils that date back to about 400 million years ago when the entire area was covered by the ocean. The properties locality, natural features and infrastructure makes it ideal to be managed as a private nature reserve and in this way the owner will be able to make a contribution to broader conservation efforts.
