My clients submitted a more than full price offer last night on a property with no concessions, more than 5% down. At that point there were no offers on the table!! The agent tells me he will get it signed in the morning, then this afternoon, now he says tonight or in the morning.. REALLY!!! YOU ARE GETTING MORE THAN YOU WANT AND YOU DONT HAVE TO SHOW YOUR HOUSE ANYOMORE.. THIS WOULD SEEM TO BE A NO BRAINER!! If your seller doesnt want to accept any offers until the home has been on the market for 48-72 hours then say so! Dont manipulate and torture the buyer that has given you a great offer in good faith! What a waste of good time and energy! This is not a negotiation tatic for your seller it makes you a difficult agent to work with and my level of respect for you is a big fat O! Be honest, be ethical, and respect others time! Friends chose your agent wisely! Someday they will be the buyers agent and have to submit offers to those they have treated this way! Sorry... I dont vent ofen but this really has me steamed!!!
