OPEN HOUSES – DO THEY WORK? When I was a kid I spent many Saturday and Sunday afternoons with my father who was a REALTOR (and an attorney) in New Jersey. We were in a suburban area and it was considered de riguer if one was considering buying a new home to attend as many of these as possible. Can I honestly say that I remember a house being sold because of an open house? Not really, but I’m sure there were. One of the major differences between a suburban area and a rural area is that the concentration of people and properties is so much greater in a suburbia. An open house in an area like Keene, for example, will most likely have more traffic then one in Jaffrey or Peterborough. That said, however, it only takes one buyer! Another way to promote a listing that many REALTORS employ is a brokers open house. This allows REALTORS to familiarize themselves with your property with the thought that they will have a client or prospect who would be interested in seeing it. The listing REALTOR usually provides refreshments and/or some other form of incentive to entice the other REALTORS to your property. Speak with your REALTOR about both of the aforementioned open houses. She or he can best advise what’s right for your property and how to prepare for it. Good luck!
